    I don’t think he does represent Landlords’ views. I have been horrified to hear him on a panel with MPs and Shelter etc and when asked about S21 abolition shrug “I don’t have a problem with that”. Many landlords do. Recently they are complaining to the government that the Renters Reform Bill (now rights) needs to pushed through urgently! That needs to go in the bin! Not encouraged by an organisation who is supposed to represent landlords. Talk about give the government a false impression and sell their customers down the river! It would be better for landlords to take away the voice of the NRLA.

    There are many ridiculous policies that Labour intend to impose on the PRS. The one that will definitely destroy the PRS is the proposed 'hardship ' test to prevent a totally justified eviction. Essentially this results in a de facto 'sitting tenant'. Any tenant subject to NTQ will ALWAYS suffer hardship. So an eviction will never be achieved. No rent will be paid and ultimately a lender will repossess as few LL could pay a BTL mortgage without rent. Lenders will withdraw from the market if the 'hardship ' policy is imposed. The potential negative ramifications for LL unable to evict are simply enormous. It simply undermines the whole concept of a tenancy contract.

    Be cautious of Stephanie and Nicky Taylor, who offer a rent-to-rent course and claim to be experts on HMO properties. They tend to sugarcoat the reality. I had a bad experience falling for their fake promises and purchasing their expensive mentorship kickstart program. Don’t be misled by these so-called gurus!

    I’ve been both a tenant and a landlord. My husband documented the condition of an apartment that we had rented both through videos and photos. He also documented any repairs that we requested during our lease. When we moved out, we expected that we would get part of the deposit (equal to two months’ rent) back but the management company balked. We asked them what they had to clean but they provided no details. We showed the management photos and video of the apartment at the start and end of our lease, and they seemed genuinely surprised that we had thought to document the condition. On their side, they had only a checklist at move-in and move-out. I assume that if we had sued we would have prevailed.

    So when it comes to an EPC on HMOs I understand that serving a section 21 won’t be an issue but renting out the property in general on individual AST will they still be allowed if the property doesn’t have a EPC of c?

    Two exact same flats with one difference. One got a c and one a D. The one diffrence is that one of them does not have double glazing. However it was the one that did not have double glazing that got the C. How they make this shit up should be inspected not our houses.

    Had an EPC done on semi, the assessor with 10 years experience took 7 mins. Not surprised 30-40% of EPC contain inaccuracies!!!

    Lots of banging? Lots of bell ringing? Lots of shouting? That is poor advice! On the other end of that door is someone who could have children, elderly even youngsters with mental health problems and serious anxiety. Do not advice and encourage people to be intimidating. Let me educate landlords- if the tenant does not answer phone calls, messages, emails and letters (all which you can keep a log of for evidence that you have tried contact) you then are within your rights to seek a possession order from tbe court because the tenant does not have to reply or leave after the 2 months notice. If the tenant still does not leave after a possesion order then you finally need to arrange for bailiffs. Non of this requires banging on doors. Tenant has the right to quiet enjoyment. This method is the correct method and is called using the law and you must get your court paperwork in order. As a landlord you will NEVER have the right to force entry. Even a welfare check would require the landlord to be calling police/ambulance etc to be present. So follow the process and only the court bailiffs can do this for you. Period. Oh and use your keys take a look around?? 😮 Absolutely not. You would be trespassing. You can not do that even with giving notice of a visit 24 hours prior-this is because tenant STILL must agree to the visitation. The tenant is paying for that space therefore you need tenant's consent in writing so the tenant can not accuse you for trespassing. In my opinion this advice is very misleading. You do not take a look at someone else's meter reading and billing as that is just as bad as opening someone else's post/mail, also this is not the landlords concern either and is irrelevant. If you walk into a tenants property and the tenant catches you on an indoor camera or has a witness-you are the looking at police being called and harrasment. The police in UK PAY for locksmiths to change the locks for tenants saftey, if they feel harrased, worried for saftey or intimidated with breach of privacy. The tenant could accuse you of theft/damages to personal items etc I feel this is a very bias way of misguided advice. That's just my opinion which I am going to share given this is a youtube video.

    By law a letting company must publish their full fee breakdown - not just their headline management fee - and a copy of their current client money protection certificate. I can’t see either of these on FOBEA’s website. As with anything, you get what you pay for and online property services don’t have the best success rate (Purple Bricks, YOPA, Strike etc)

    How can airbnb and short term lets even exist in the UK then if 1) the vast majority of apartments, particularly in London are leasehold 2) terms in the lease typically do not permit short term letting and 'running a business'.     Fleet mortgages have loads of negative reviews,. One review on Google said they force you to use their own solicitors at marked up prices, if you decline then they won't proceed. Not good if true!
